Buyer representation · Ventura County
Looking for commercial property in Ventura County? Tell us what you're trying to accomplish.
Listings show what is for sale today. We start with your plan: a home for your business, income, repositioning, or development. Then we search for properties that may fit, including ones whose potential is not obvious from the listing, and help you pressure-test them before you commit.
Tell us what you're looking for
Takes about 30 seconds. Nothing else is required.
Owner-users
Office, industrial, or retail space for your own business. Fit, occupancy cost, and future flexibility matter more than cap rate alone.
Income investors
Leased assets where tenant credit, lease terms, and expense structure drive the decision.
Value-add and repositioning
Underused or vacant buildings where a change in tenancy, operations, or use may be worth studying.
Development and land
Sites where zoning or specific plans may support a different program, subject to full entitlement review.
1031 exchange buyers
Exchange timelines are strict. Sharing your criteria early helps identify candidates before the clock runs.
Pressure-test before you commit
When warranted we coordinate specialized input on feasibility, due diligence, and what the local agency may realistically allow.
What helps us search well
- Property types and preferred cities or submarkets
- Size range and price range
- Intended use and timing
- Financing path: cash, lender, or exchange
- Any must-haves or deal-breakers
Questions you may be asking
Common questions
Do you only show listed properties?
No. We search listed inventory and also look for properties that may fit your plan where an owner might consider a sale. No off-market availability is guaranteed.
Can you tell me what a building can become before I buy?
We can help you ask the right questions and coordinate specialized review when warranted. Any alternative use remains subject to zoning, entitlement, architectural, engineering, environmental, financial, and governmental review.
Do I need to sign a buyer agreement to start?
No. Share your criteria first. A representation agreement only comes later, if you decide to work together.
Which areas do you search?
Thousand Oaks, Westlake Village, Newbury Park, Agoura Hills, Simi Valley, Camarillo, Oxnard, Ventura, the greater Los Angeles area, and other California markets.
Can you help with a 1031 exchange purchase?
We can search for replacement property against your timeline. Your qualified intermediary, CPA, and attorney advise on exchange rules and tax treatment.
The next step is small.
