For Buyers
Don't just search what's listed.
Tell us what you're trying to accomplish. We can look proactively for properties that fit, then help you investigate what they might realistically support before you commit.
We don't start with a predetermined way to do the deal. We look for the property and transaction path that make sense for your goals, whether straightforward or more nuanced.

Your first step
Tell us what you're looking for.
Why buyers choose us
What a buyer should expect from us
What can you do for me?
Represent you, and search proactively
We act as your California licensed broker and look beyond active listings, including owner situations and properties whose potential is not obvious today.
Do you understand what I'm trying to accomplish?
We start with your objective
An owner-user, a value-add investor, a developer, and a 1031 buyer need different properties. Tell us the goal and we search for fit, not just square footage.
Why are you different?
Search, then pressure-test
We look at what a property could become and whether that possibility fits your plan. Sometimes a conventional purchase is the answer. If a different use deserves investigation, we help identify what needs to be checked before you make a major commitment.
Will I be spammed?
A call from the broker, not a blast
When something lines up with your criteria, our team reaches out personally. You will not be added to a mass mailing.
Why should I trust you?
Broker-led, with relevant specialists
Ross M. Budrakey is a California Real Estate Broker, DRE #01981449. Strategic Advisor Neil G. Socquet brings an institutional and tax-credit finance perspective; Ed Hale of Fido Parry advises on front-end development questions when relevant. Specialists investigate possibilities, not guarantee outcomes.
What if nothing fits?
Then we tell you
We would rather send you nothing than send you properties that waste your time.
Before you commit
Find the opportunity. Understand what’s actually possible. Buy with better information.
What would you want to do with the property? Choose a direction to see questions worth pressure-testing before making a major financial commitment.
What happens if you say yes
A simple path, at your pace
- 01
Tell us what you need
A few words about what you're looking for and a way to reach you. Saved the moment you send it.
- 02
Add criteria if you like
Optional questions on geography, size, price, strategy, timing, financing, and 1031 status. Skip or return any time.
- 03
We search and investigate
Your criteria are matched against properties and owner situations, not only listings. Where warranted, we identify the feasibility, timing, authority and deal-term questions to investigate before you commit.
- 04
Decide on representation
If you want us representing you on a purchase, we explain the buyer agreement in plain English before anything is signed.
Questions you may be asking
Before you reach out
Does registering cost anything or obligate me?
No. Telling us what you're looking for is free and carries no obligation.
What does buyer representation involve?
A written buyer representation agreement describing our duties to you, the term, and how compensation works. We walk through it in plain English, and you can review it with your own attorney first.
Do I have to know every criterion now?
No. One sentence is enough to start. We ask for more only when it helps the search.
Can you find properties that aren't on the market?
We look at owner situations and off-market possibilities where appropriate, but we can't promise any specific property will be available or sold to you.
Will you verify a conversion or redevelopment is possible?
No. Where appropriate, we can bring in specialized expertise to examine feasibility, due diligence, what the applicable authority having jurisdiction (AHJ) may allow, discretionary entitlements, development timing and potential obstacles. A specialist's review can inform your decision, but is not an approval or a guarantee. Every use remains subject to zoning, entitlement, architectural, engineering, environmental, financial, and governmental review and your own due diligence.
How do you evaluate a property's potential for me?
We move from the current asset, to a possible higher use, to the economic and execution considerations, so you can make an informed decision. Price is one variable; timing, financing, contingencies, occupancy, and exchange considerations can matter as much.
How does this help before I make an offer?
We can help frame whether your intended use appears realistic, what specialist reviews are needed, and which deal terms or contingencies deserve attention. Your own qualified advisers and due diligence should inform the decision before you commit; HUC does not promise approvals, financing, development outcomes or investment returns.
Will you ask about my financing and experience?
Only after your profile is saved, and only as needed. Knowing your financing path, timing, and ability to close helps owners take you seriously and helps us bring you the right properties.
Do you work with 1031 exchange buyers?
Yes, we record 1031 timing as part of your criteria. Tax questions belong with your CPA or qualified intermediary.
