Commercial property value

What is my commercial property worth? It depends on who is buying and why.

Commercial value is not one number on a website. Income buyers look at net operating income and risk. Owner-users look at fit and occupancy cost. Developers look at what the land may support. Knowing which buyer values your property most is often the most important pricing question.

Your complimentary review considers your goals, the property's current position, plausible buyer categories or transaction paths, and the next information worth gathering.

What would you like to explore? (optional)

No obligation. Submitting information does not create a broker-client relationship. Any concepts discussed are preliminary and subject to zoning, entitlement, architectural, engineering, environmental, financial, and governmental review.

  • Income and leases

Net operating income, lease terms, tenant credit, and rollover timing drive how investors price a property.

  • Current and possible use

A building priced only on today's use may miss a buyer who values a different use, where zoning and the site may plausibly allow it.

  • Land and zoning

Lot size, zoning, specific plans, and parking influence what a developer or repositioning buyer may consider.

  • Physical condition

Deferred maintenance, systems, seismic and life-safety conditions affect both price and the buyer pool.

  • Market and financing

Interest rates, lender appetite, and comparable sales shape what buyers can pay today.

  • Terms and structure

Seller financing, timing, or an exchange can change the net result even at the same headline price.

Helpful to have when you ask about value

  • Property address and approximate building and lot size
  • Current occupancy and lease summary, if any
  • Recent income and expenses, if income-producing
  • Known issues, recent improvements, or capital needs
  • What you are hoping to accomplish: sell, hold, refinance, or understand options

Questions you may be asking

Common questions

Is this an appraisal?

No. A broker's opinion of pricing is based on market evidence and buyer perspective. Lenders, courts, and tax matters usually require an appraisal from a licensed appraiser.

Can an online estimate value my commercial building?

Automated estimates are built mostly for houses. Commercial value depends on income, leases, use, and buyer type, which generally require a property-specific review.

Could my property be worth more for a different use?

Sometimes. Where zoning and the site may plausibly allow it, a buyer with a different plan may value the property differently. Every alternative use remains subject to zoning, entitlement, and other reviews.

Does it cost anything to ask?

No. Sharing your address and contact information starts a conversation. There is no obligation to list or sign anything.

Do you cover my area?

Serving Thousand Oaks, Westlake Village, Agoura Hills, Simi Valley, Camarillo, and the western San Fernando Valley, with primary emphasis on the Conejo Valley and eastern Ventura County. Select opportunities elsewhere in Southern California may be considered.
