For Property Owners

Don't just sell the property you have.

Help buyers understand the opportunity they're actually buying. Most brokers market what a property is. Highest Use Commercial looks for what it could become.

We consider the conventional sale alongside other possibilities, from a different buyer audience to a different structure, when your objectives and the facts support it. The goal is not creativity for its own sake.

Identify | Repurpose | Maximize

Serving Thousand Oaks, Westlake Village, Agoura Hills, Simi Valley, Camarillo, and the western San Fernando Valley, with primary emphasis on the Conejo Valley and eastern Ventura County. Select opportunities elsewhere in Southern California may be considered.

Thank you for considering Highest Use Commercial. We know you have choices, and we appreciate the chance to earn your trust.

Your first step

Tell us what you own.

Takes about 30 seconds. No account, documents, or commitment needed.

Your complimentary review considers your goals, the property's current position, plausible buyer categories or transaction paths, and the next information worth gathering.

What would you like to explore? (optional)

No obligation. Submitting information does not create a broker-client relationship. Any concepts discussed are preliminary and subject to zoning, entitlement, architectural, engineering, environmental, financial, and governmental review.

What can you do for me?

Represent the property and its potential

We handle the sale as your California licensed broker, and we also look for plausible higher uses so buyers can see more than the building as it stands.

Do you understand what I'm trying to accomplish?

Your objective comes first

We don't start with a predetermined way to do the deal. We ask why you are selling, what proceeds are for, whether income or a 1031 exchange matters, and what timing and debt look like. A conventional sale may be right; other structures may warrant discussion with your advisers.

Why are you different?

Most brokers market what a property is

We consider what it could become and who might value it, then use conceptual visuals and an opportunity memorandum where they help. Creativity is an option, not an obligation.

Why does that matter?

Buyers pay for what they can picture

A buyer who recognizes an opportunity may view the property differently than one comparing it to the last sale down the street. We aim to reach both.

Why should I trust you?

Licensed, experienced, and careful

Ross M. Budrakey is a California Real Estate Broker, DRE #01981449. His entrepreneurial transaction background is complemented by Strategic Advisor Neil G. Socquet's institutional and tax-credit finance perspective. We never present a concept as approved or guaranteed.

Who am I talking to?

The broker, directly

Your request goes directly to our team. You will not be handed to a call center or added to a mass mailing.

How buyers come to see more

From what it is to what it could become

A buyer may first see only the current use. Our job is to help qualified buyers recognize value they might otherwise overlook, honestly and with the right caveats.

  1. 01

    Current asset

What exists today: use, income, condition, location, and market context.

  2. 02

    Possible higher use

Plausible alternatives worth investigating: repositioning, expansion, conversion, redevelopment, or operational improvement.

  3. 03

    Economic and execution considerations

Cost, financing, timing, constraints, and what still needs independent verification by qualified professionals.

  4. 04

    Informed decision

You and the buyer both decide with a clearer picture, not a promise.

The HUC Opportunity Package

Not just a flyer. Where the evidence supports it, the package covers:

  • What exists today and its financial and physical fundamentals
  • Why the property may interest a particular kind of buyer
  • Conceptual possibilities, clearly labeled as illustrations
  • Known constraints and what requires independent verification
  • Supporting documents and the required disclosures
  • Buyer profiles likely to value it differently, matched against our buyer registry

We also reach out to buyers directly rather than posting the property and waiting. Interested buyers are qualified on criteria, financing path, timing, and ability to close before your time is spent.

Price is only one part of the outcome

Two offers at the same price can mean very different results. Depending on your goals, we help you weigh:

  • Price
  • Timing
  • Financing structure
  • Seller financing
  • Contingencies
  • Due diligence
  • Occupancy and leasebacks
  • Exchange considerations

Tax, legal, appraisal, engineering, and lending questions go to your own qualified professionals. Our licensed broker handles the brokerage work.

What happens if you say yes

A simple path, at your pace

  1. 01

    Tell us what you own

An address and a way to reach you. That's it. Your request is saved the moment you send it.

  2. 02

    Add detail if you like

Optional follow-up questions, one at a time. Skip any of them and come back later from your link.

  3. 03

    Complimentary review

We consider your goals, the property's current position, plausible buyer categories or transaction paths, and the next information worth gathering.

  4. 04

    Decide, with no pressure

If representation makes sense, we explain the listing agreement in plain English before you sign anything.

Questions you may be asking

Before you reach out

Does the review cost anything or commit me to list?

No. The highest-use review is complimentary and carries no obligation to list or sign anything.

What does representation involve?

A written listing agreement that sets out the term, commission, and our duties to you. We walk through it in plain English, answer your questions, and you can review it with your own attorney before signing.

Will you tell me my property can be converted or rezoned?

No. We identify plausible possibilities worth investigating. Any use is subject to zoning, entitlement, architectural, engineering, environmental, financial, and governmental review. Conceptual renderings are illustrations, not approved plans.

What if I'm not sure I want to sell yet?

That's a common starting point. Choose "Not sure yet" and we'll treat it as an early conversation about options, including repositioning or holding.

Do I need documents to get started?

No. You can share rent rolls, operating statements, or plans later if and when they help.

What kinds of properties do you work with?

Office, retail, hotel, industrial, land, and properties with adaptive reuse potential, primarily in Ventura County, the Conejo Valley, and Southern California.
